Building in Nibley
Nibley is where Traverse Homes is based — our office is at 302 W 3085 S. It is one of the faster-growing cities in Cache Valley, sitting just south of Logan with a mix of newer subdivisions and larger lots on the edges of town.
Building in the city you are based in has a practical benefit that is easy to underrate: we are on site often, not occasionally. Progress photos and site visits are part of how we work everywhere, but in Nibley we are minutes away rather than a drive.
What we have going in Nibley
If you own a lot in Nibley, or you are looking at one and want a second opinion on what it will actually cost to build on, that is a conversation we are glad to have before you buy. We would rather tell you a lot is a problem than build on it and hand you the bill.
How the money works
Traverse uses two contract structures, and which one fits depends on how settled your plans are. Fixed price works when the plans and selections are complete enough that the cost can be guaranteed — the price is locked and we carry the risk of overruns. Open-book cost-plus works when the scope is still moving — you see the actual subcontractor and supplier invoices plus a stated builder fee, rather than a marked-up lump sum you cannot inspect.
Either way, you get a thorough, itemized written bid before ground is broken. We do not publish a price per square foot for Nibley, because the number moves too much between a flat lot with utilities in the street and one that needs work before a foundation goes in. See our full six-step process ›
How long it takes
A typical Traverse home runs about eight months from signed contract to keys. In Nibley, the two things most likely to move that are city permitting and what the lot needs before a foundation can go in. The third is entirely yours: how quickly design selections get finalized is the most common reason a build runs long.
Every home we build comes with a one-year builder's warranty that begins at closing — if something we built or installed isn't right in that first year, we come back and take care of it. Traverse Homes is a member of the Cache Valley Home Builders Association and is entered in the Top of Utah Parade of Homes this fall.
